Applicants must demonstrate verifiable income of at least 3–4 times the monthly rent, along with a positive rental and credit history. If any of these requirements are not met, a qualified co-signer will be required. Applicants must also have no history of criminal, violent, disruptive, or nuisance behavior, and no record of bad checks or property damage.
Your guarantor needs to complete the guarantor form. We will then send them the application.

PLEASE NOTE: The units have evolved over the years with slight variations in materials like vanities, tub surrounds, cabinets, counter tops, flooring, and closet doors. All units are painted with the same scheme which is tan walls with white trim/cabinets. There may be a few variations of stained wood, but it is rare. The flooring may vary between carpet in the living room with vinyl tile in the kitchen and bathroom or vinyl wood plank throughout the living room, kitchen, and bathroom. All bedrooms are carpeted. There may be other variations that are not listed here. We do not guarantee specific materials with our leases.

It’s not too good to be true. Yes it is a inexpensive place to live. Yes it’s that close to campus. Yes it’s convenient to just about everything that matters.
If there is a catch, I guess it’s just that it’s not a new property. Unless it was a teardown/rebuild, nothing in this part of town is new construction. Some people have to live in “the biggest, baddest, newest, most hip, all stainless steel appliance, cutting edge PC center, updated work out equipment, latest in tanning machines, largest pool on earth” type housing. So if that’s what you’re looking for, then this is not it.

Yes, we do allow pets.
We have a pet policy of no more than 2 pets and no more than 50 pounds combined weight. The fee is $500 per pet.
The following breeds are restricted: Pit Bull, Staffordshire Terriers, Rottweilers, German Shepherds, Akitas and all other aggressive breeds.
A pet agreement must be turned in to our office with any applicable fees BEFORE the pet(s) is brought on to the property.
Our properties are usually 100% occupied, so we rarely run any kind of move-in specials. If we have any, we will be sure to post them across the top of the front page of the site. You won’t have to wonder if we have one or not, if we do, you’ll definitely notice it.

We do one lease per unit. So if the unit has multiple people living in it, they would be signing the same lease.
No, you can park anywhere. The closer to your unit the better. We have over 70 parking spots for 40 units (64 bedrooms), so there is plenty of parking. many of the units only have one resident for two bedrooms, so there are a lot of available spots. The neighbors even use a few of our spots, but we don’t mind as long as our tenants have plenty.
The pricing is listed as per unit, not per bedroom. We do not lease per bedroom and just stick you pot-luck with a roommate. Our units are only leased whole. If you want a roommate, then you choose that person. Otherwise, you can probably afford the rent on your own anyway so why bother.

Sorry, no. The prospective tenant must sign the lease themselves to be a legally binding TAA lease contract. This is a requirement for our leases.

In short, no. We don’t lease these by the room. Many of our 2 bedroom units are leased by a single person who just wants an extra bedroom to use as an office.
The more important question may be, do you want to rent by the bedroom? Many prospective resident like the idea of renting by the bedroom until they fully consider the ramifications. If you rent by the bedroom, then you are handing over responsibility of that room, for better and worse. This means that it’s not your money, but it’s also not your decision. So instead of finding a roommate and going in together with someone you mutually agree on, you would be stuck with whoever we decide to put in there. So with lack of responsibility also comes lack of choice. Something to think about before you jump off into that kind of living arrangement.
